Zoning Change Requested by Allen Group, BNSF

Notice is hereby given that the Edgerton Planning Commission will hold a Public Hearing on Tuesday, July 13, 2010 at 7:00 p.m., or as soon thereafter as can be heard, at the Edgerton City Hall, 404 E. Nelson Street, Edgerton, Kansas 66021.

At said hearing all interested parties will be heard regarding a proposal to rezone property located at approximately 1,450 feet south of US-56 Highway on Waverly Road, from the A-G, Agricultural Zoning District to B-P, Business Park Zoning District, on the following described tract: All that part of the SE ¼ of Section 27, Township 14, Range 22, in Johnson County, Kansas, more particularly described as follows:

Commencing at the Southeast corner of SE ¼ of said Section 27; thence N 2° 08’ 36” W, along the East ling of the SE ¼ of said Section 27, a distance of 853.01 feet, to the true point of beginning of subject tract; thence S 87° 19’ 31” W, a distance of 97.54 feet; thence S 56° 49’ 51” W, a distance of 859.57 feet; thence S 75° 19’ 31” W, a distance of 140.95 feet; thence N 2° 10’ 04” W, a distance of 1,293.75 feet, to a point on the Southerly right-of-way of North Backer Road, as now established; thence N 63° 09’ 19” E, along the Southerly right-of-way line of said North Backer Road, a distance of 568.25 feet, to a point of curvature; thence Northeasterly and Easterly along the Southerly right-of-way line of said North Backer Road, said line being on a curve to the right having a radius of 470 feet and a central angle of 24° 39’ 49”, a distance of 202.32 feet, to a point of tangency; thence N 87° 49’ 08” E, along the Southerly right-of-way line of said North Backer Road, a distance of 259.93 feet, to a point on the East line of the SE ¼ of said Section 27, a distance of 1,100.76 feet, to the true point of beginning of subject tract. All subject to that part thereof dedicated for road right-of-way.

This request was filed by Patrick Robinson, the Allen Group of Kansas City, LLC, agent for BNSF Railway Company, Owner of Record.

Thanks for the link! This will be a great favorite to keep up on what is happening especially since as a Gardner resident, I have no say in Edgerton policies and decisions!

The Johnson County AIMS website (www.ims.jocogov.org) has an interactive map that will allow you to view proposed zoning changes within the County. The link below will take you directly to the property in question, outlined in pink. Yellow is Edgerton, blue is Gardner, white is in the County. On the right, if you select "Id Feature" and change the active layer to "Proposed Zoning," and then click on the area outlined in pink, a window should pop up (unless blocked) with information about the proposed zoning change, such as public hearing dates, etc.

You can also see how the area is currently zoned if you turn on the "zoning" layer and hit "redraw."

On June 8, 2010, the Edgerton Planning Commission met in a joint session with the Edgerton City Council to discuss the approval of the proposed Logistics Park (L-P) District Zoning Regulations for the City of Edgerton.

During this meeting, Patrick Robinson, Director of Development for The Allen Group KC Logistics Park, revealed The Allen Group has an unnamed client very interested in rezoning a parcel of agricultural land for development of a 317,000 SF warehouse on the Logistics Park property.

Robinson also mentioned he has had "feelers" from approximately ten other prospective clients possibly interested in developing a total of 250 acres of the Logistics Park property.

Edgerton City Administrator David Dillner suggested the City adopt the recommended Zoning Regulations as soon as possible to help enhance The Allen Group's chances of signing some of these prospects.

Can someone map this out and post it? You would think that in this day and age you could skip the leagalese (thence?) and just say and show us all where the heck they are talking about!
